The landlord bears responsibility for gas safety in rental properties, but tenants should be aware of the laws and regulations so they know what to anticipate.
Landlords, for example, are required to have a Gas Safe qualified engineer do an annual gas safety inspection, but they are not always compelled to install carbon monoxide alarms.
Checks may include the following:
- Assuring that combustion products (fumes) are properly evacuated from the house via the flue or chimney.
- Assuring that a gas appliance is properly burning the gas and that it has enough fresh air to do so.
- Verify that all safety equipment are in functioning order.
- If a defect is discovered, an appliance is turned off.

It’s crucial to let a Gas Safe qualified engineer into your home to conduct a safety check – but be sure to verify their Gas Safe ID card first.
This is verification that they are Gas Safe registered, as well as a list of the jobs they are qualified to do.
